I am a homeowner, not a landlord. Do I also need a gas safety certificate?

Homeowners also benefit from gas safety checks to ensure ongoing safety and efficiency. Although you don’t legally need a gas safety certificate, we recommend getting in touch with an experienced gas safe engineer if you’ve inherited any gas appliances or a boiler on moving into a new home, before putting your home on the market, and if you have any concerns about older appliances (e.g. out of warranty boilers 10+ years old). You should also have a full inspection if your carbon monoxide alarm has gone off unexpectedly.

Having a gas safety certificate may also help you successfully make a claim on your home insurance should an incident occur. Please check with your insurer for details.

How much does a gas safety certificate cost?

Gas safety inspections and certificates from Trusted Boilers cost £80 plus VAT. This fee includes a check of your property’s gas meter and the associated pipework, and a further two gas appliances – such as a gas hob and gas boiler. Additional appliances can be added for just £30 + VAT each.

How often do you need a gas safety certificate?

Domestic landlords are required by law to obtain a gas safety certificate for their rental properties every year. The annual gas safety check ensures that all gas appliances, fittings, and flues provided for your tenants are safe and in sound working order.

You should keep a record of each safety check and provide a copy of your gas safety certificate to your tenants.
