A small one-bedroom apartment, for example, will need a different boiler to a three bedroom semi-detached family home. The main considerations for a boiler are energy efficiency for your tenants and low maintenance for you. You want a boiler that functions correctly and reliably for many years, without needing much maintenance or many repairs, and as a landlord, you also have a legal obligation to ensure that your appliances are safe. The most cost-efficient boiler isn’t always the cheapest upfront. We can advise you on the most cost-effective solution for your property or estate of properties, saving you money on lifetime cost of ownership and minimising issues for your tenants.
This depends on the make and model of the boiler, but a new combi boiler typically takes around 1 to 3 days to install. A straightforward replacement of an existing boiler with a similar type or model can often be completed within a day, assuming that all the necessary preparations have been made, such as clearing the installation area and ensuring access for our engineer. For properties that require a separate hot water cylinder and tank, the installation process could take longer, perhaps 2 to 3 days because of the additional components and pipework involved in these systems. We will let you know the expected timescales for your installation in advance, giving you plenty of time to confirm with your tenants, and will notify you if significant modifications are needed that could extend this timeline beyond three days.
Yes, our technicians are fully Gas Safe registered and can carry out landlord’s gas safety checks for all types of residential property. We can attend your properties and inspect all gas appliances, including gas stoves, boilers, water heaters, and fireplaces, checking for signs of damage, wear and tear, and potential gas leaks. We will also examine the flue system connected to the gas appliances to ensure adequate safety and sufficient ventilation at your properties, and make sure that flues are not blocked. The inspection also includes a gas pressure safety test. We will then issue you with your landlord Gas Safety Certificate, or CP12 certificate.
The current cost of a gas safety certificate/ inspection is £80+ VAT
Our standard callout fee is £87.50 plus VAT. All service charges and parts will be discussed and cleared with you on site before work begins.
